Do you want to move to a new home for Christmas?

Willsons Solicitors have some tips for those who want to move by Christmas.

We are sure we are not the first to use the C-Word (Christmas) in October.

Although Christmas seems a while away, there remains a tight timetable for those who wish to move to a new home before this time. There are eight Fridays remaining until Christmas Day! No one should want to complete on December 21st – that is far too close. So that takes us to the last day for completing your house purchase to 20th December. So let’s see what can be done to ensure you are able to move before this date with our Top Six Tips:

  1. If you are selling your house and it is not on the market yet you need to get it on quickly to have any chance of moving by this date.
  2. We would advise that you choose your solicitor as soon as possible. It is also a good idea to get all of your ID documents to your solicitor, and complete the fixtures and fittings forms and property information forms as soon as possible so you are then ahead of the game when you have a buyer ready for your property. This gives the solicitor ample opportunity to prepare the documentation for your sale and ensure everything is in hand.
  3. If you are buying you need to start hunting for your next home quickly. It is also important to consider pursuing a mortgage application if you need one. Speak to your bank or mortgage advisor to source the best one in readiness.
  4. If by November your property has not sold you may want to discuss having an open house with your estate agent. Open days are becoming more popular and they can help find a buyer in a shorter amount of time.
  5. If you have found a buyer and the conveyancing process is progressing well then at the beginning of December, you will need to start thinking about booking your removal firm. However it is important to consult with your solicitor before you book any removals as you will need confirmation from your solicitor of the completion date before paying a deposit and booking the removals. A definite date is not fixed for completion until you have exchanged contracts.
  6. From early December if you have exchanged and are ready to move do not forget to redirect your mail as Royal Mail need five days’ notice. You also need to be dealing with all of those other change of addresses such as banks and the DVLA etc.

If all goes well and if you plan carefully you should be able move into your new home from mid-December giving you time to settle in for the festive period.
